There's a lot more to roof repairs than slates and tiles. Your roof, and particularly the chimney, gets the brunt of the storms. At the top of your roof are the ridge tiles. The roof ridge plays a major part in holding your entire roof in position. We are experts in assessing all aspects of your roof construction, working out what is causing the problem, and fixing it.
We don't overstate the issue. If something can be repaired we will give you a fair price and not talk up the job.
Chimneys are a major source of rain leaks because they protrude through the roof. At the top of the chimney is the mortar flaunching. This cracks and loosens with age. The mortar joints in the brickwork eventually perish. If the chimney is rendered a crack in the render might be allowing rain penetration to become trapped behind the render which then eventually seeps into the structure.
Hot and cold weather cycles cause expansion and contraction in the lead flashing at the base of the chimney leading to loosening and cracking.
All of the above can be repaired. In fact the biggest expense involved can be the cost of the scaffolding. If the chimney is no longer in use, a good long term fix is to have it dismantled to below the roofline.
FIXING A LEAKING CHIMNEY
Ridge tiles at the very top of the roof both seal the roof and help to stabilise it. Traditionally ridge tiles have been bedded in mortar but new Building Regulations mandate that on all new roofs and full roof replacements ridge tiles should be mechanically fixed. This involves positioning additional timbers, called a "ridge tree" onto which the ridge tiles can be screwed down.
Some ridge tiles systems provide the facility to include water vapour release from the roof space to prevent build up of condensation.
